Repairing Worn Concrete Floors

Concrete crack and floor repair is where most of our coating jobs start, and some jobs end there. Bethlehem garage and basement slabs carry decades of wear. More than half of the city's homes were built before 1960, according to 2019 to 2023 census figures summarized by Point2Homes. Freeze-thaw winters, road salt, settling and shrinkage all leave marks. Repairing a slab stops the damage from spreading and gives a coating something solid to hold on to.

Common floor problems we fix

  • Hairline shrinkage cracks: thin, often random cracks that formed as the concrete cured. Usually cosmetic, but they telegraph through a coating if not filled.
  • Scaling and flaking: the top layer peeling away near the garage door, usually from salt and freeze-thaw.
  • Spalls and pop-outs: chunks broken out of the surface or at joint edges.
  • Damaged control joints: the saw-cut lines that crumble at the edges under tires or carts.
  • Low spots and birdbaths: shallow dips where water collects and sits.

When a crack is more than cosmetic

Some cracks are a sign of movement under the slab. Watch for cracks wider than a credit card, cracks with one side higher than the other, cracks that keep growing, and floors that slope where they did not before. The Lehigh Valley sits on limestone, and Pennsylvania American Water notes that sinkholes are common in the state's carbonate bedrock areas. Allentown lost a downtown office building to a sinkhole in 1993. We do not cover up a moving slab. If we see signs of settlement or structural movement, we tell you to have it assessed before any repair or coating, and HomeAdvisor puts structural foundation repair at $2,150 to $7,730 or more.

How we repair

Cracks are cut or ground open so the filler can bond to clean concrete, then filled with a rigid epoxy or polyurea repair material and ground flush. Spalls and pop-outs are cleaned out and patched with a polymer repair mortar. Damaged joints are rebuilt and refilled. On a slab that is scaled across most of its surface, we can grind and apply a thin resurfacing layer to restore a smooth, even floor. HomeGuide lists concrete resurfacing at $3 to $7 per square foot.

Repair alone or repair and coat

A repair can stand on its own if you just want a safer, tidier slab. But patched concrete rarely matches the color around it, and bare concrete will keep absorbing salt and oil. Coating after repair hides the patches, seals the whole floor and protects the repairs. If you plan to coat later, tell us, so we use repair materials that are compatible with the system you might choose.

Keeping repaired concrete sound

Rinse salt off a bare garage floor through the winter, keep downspouts and grading pointed away from the garage and foundation, and watch repaired cracks for any new movement. Call us if a repaired crack reopens, because that usually means the slab is still moving.

Concrete Crack & Floor Repair Questions

Should I repair cracks before coating my garage floor?

Yes. Unfilled cracks show through a coating and can let water under it. We fill and grind every crack flush as part of any coating job.

Is a cracked garage floor a structural problem?

Most thin cracks are shrinkage and are cosmetic. Cracks that are wide, offset, growing or paired with a sloping floor can mean movement and should be assessed before any repair or coating.

Can flaking concrete be fixed without replacing the slab?

Usually, yes. Scaled concrete can be ground and resurfaced with a thin overlay, which HomeGuide lists at $3 to $7 per square foot. Replacement is needed only when the slab itself is broken up or moving.

Will repaired cracks show?

On bare concrete, patches usually look different from the surrounding slab. A coating over the repairs hides them and protects them from salt and water.
