Coating Older Basements the Right Way

Basement floor epoxy turns a dusty cellar slab into a floor you can clean, store things on and actually use. Bethlehem has a lot of basements to work with. Census data for 2019 to 2023, summarized by Point2Homes, shows 31.3% of the city's homes were built in 1939 or earlier, and the twins, rowhouses and older single homes on both sides of the river almost all have them. Many of those slabs were poured without a vapor barrier, and that one detail decides how a basement coating should be built.

Moisture is the main risk

A basement slab rests on the ground, and water vapor moves up through it. If a coating seals the top while vapor keeps pushing from below, it blisters and lets go. Summer adds a second source. NOAA data for nearby Allentown puts average relative humidity at 69% over the year, near 74% in September, and humid air condenses on a cool slab. We look for the warning signs at the estimate: white efflorescence, dark damp patches, peeling floor paint and a musty smell. Then we test the slab before we recommend a system.

What the test tells us

  • Dry slab: a standard epoxy primer and base, then the finish you choose.
  • Moderate vapor: a moisture-tolerant epoxy primer under the base coat. Bob Vila notes a moisture barrier can add about $1 per square foot.
  • Liquid water coming in: seepage at the wall joint, through cracks or from a failing sump is a water problem. It has to be fixed before any coating, and we tell you that plainly.

Old paint, tile and adhesive

Older basements often carry layers of floor paint, or 9-inch tiles stuck down with black adhesive. Coatings will not hold to either, so they have to come off. Older tile and black mastic can contain asbestos, so we ask that it be tested before we grind it, and if it does contain asbestos it needs a licensed abatement contractor first. Once the floor is down to bare concrete, we grind it and fill cracks.

Radon comes first

The American Lung Association reports that 39.1% of Pennsylvania radon tests are at or above the EPA action level of 4 pCi/L. Lehigh Valley Public Media, using state data, reported average basement readings of 6.7 pCi/L in ZIP code 18017 and 5.8 pCi/L in 18018, both in Bethlehem. Sealing cracks and coating a floor is not radon mitigation. Test before you finish the basement. If you need a mitigation system, have it installed first, and we will coat around the suction point and keep the sump accessible.

Finishes that work below grade

  • Solid color: a bright, easy-to-clean surface for laundry and utility rooms.
  • Flake: hides lint and dust and adds a little grip, a good fit for gyms and storage.
  • Metallic epoxy: a poured, swirled finish for bars, media rooms and finished spaces where looks matter.

Light colors reflect more of the little daylight a basement gets. We coat around floor drains and leave cleanouts open.

Getting in and getting out

Rowhouse basements often have narrow, steep stairs, so we plan which grinder and vacuum can make it down. The room needs to be cleared. Grinding is done with dust collection, and because coatings are applied indoors, we talk through ventilation and how long you should keep the area aired out for the product we use.

What This Covers

A basement coating covers testing, removal of old finishes, repairs and the finish system.

Slab moisture testing

A check for vapor coming through the concrete before we choose the primer and system.

Paint and adhesive removal

Floor paint, sealers and tested, cleared tile adhesive ground off to sound concrete.

Crack and drain detailing

Cracks filled, floor drains and sump pits finished cleanly and left accessible.

Primer and finish system

Moisture-tolerant primer where needed, then a solid, flake or metallic finish.

How It Works

1. Inspect and test

We look at the slab, test for moisture, check drains and sump, and measure.

2. Plan the system

Primer, finish and any removal work spelled out in your written quote.

3. Remove and repair

Old finishes ground off with dust collection, then cracks and joints filled.

4. Coat and ventilate

Primer and finish coats applied with ventilation planned for the space.

Basement Floor Epoxy Questions

Can you epoxy a basement floor that feels damp?

If the dampness is vapor through the slab, a moisture-tolerant primer can usually handle it. If water is seeping in at the walls or through cracks, that has to be fixed first or the coating will blister.

How much does a basement epoxy floor cost?

HomeGuide lists installed epoxy at $4 to $10 per square foot and basement floors from about $1,200 to $20,000 depending on size. Moisture work and paint or adhesive removal add to it. We give a written price after testing the slab.

Do I need to remove old floor tile first?

Yes. Coatings will not bond over tile or its adhesive. Old tile and black mastic should be tested for asbestos before anyone grinds or scrapes it.

Does coating the floor reduce radon?

No. A coating is not a mitigation system. Test the basement first, and if levels are high, install mitigation before the floor is finished.
