Coating Floors Across Bethlehem's Five Sides of Town

Bethlehem is where we are based, and epoxy flooring here means working in a city that does not fit in one county. Of the 75,781 people counted in the 2020 census, 55,639 live on the Northampton County side and 19,343 on the Lehigh County side. The city is usually described in five parts: Center City, the North Side, the East Side, the South Side and the West Side. The floors we coat in each part tend to have their own history, so we treat them differently.

Center City and the North Side

The oldest blocks sit north of the Lehigh River, around the Moravian settlement that Count Zinzendorf named on Christmas Eve 1741. Basements under these houses have usually been reworked many times. We find layers of floor paint, old tile glue, patched trenches from plumbing work and slabs that slope toward a floor drain. Before anything is coated, those layers come off with a diamond grinder, and low spots are filled so the finish does not pool.

The North Side is more of a local habit than a mapped line, but its streets hold many detached houses with single garages. Those garage floors are often thin, worn at the tire tracks and stained by decades of oil. A flake system over a ground and patched slab is the usual answer there.

The South Side

South of the river, the neighborhoods grew around the steel plant and Lehigh University, which was founded in 1865 on South Mountain. Rowhouses climb the hill, and many of them are rentals. Owners who rent to students or workers ask us for basement floors that clean up fast between tenants. A two-coat epoxy with a light broadcast for grip suits a laundry area or a storage room. For a basement used as living space, we test for moisture first and pick a primer that tolerates what the slab gives off.

The West Side and the East Side

The West Side is the part of Bethlehem that lies in Lehigh County. Its streets of twins and singles have a lot of basement and garage floors that someone tried to paint once and gave up on. The East Side, running toward the township line, mixes older homes with later houses that have attached garages. Attached garages there get our full garage floor coating: grinding, crack repair, base coat, flake and a clear topcoat that holds up to hot tires.

Historic districts and what they mean for a floor job

The city runs three review districts. The Historic Architectural Review Board covers the Bethlehem Historic District north of the river. The Historic Conservation Commission covers the South Bethlehem Historic Conservation District and the Mount Airy district. In all three, the city says a Certificate of Appropriateness is needed before a building permit is issued for exterior changes. A floor coating is interior work and does not change the outside of the building. If your plans also include a new garage door, siding or a rebuilt garage, ask the city about that part before you schedule it. We keep our written scope limited to the floor so the two jobs stay separate.

Steel country floors

Bethlehem Steel ran here from 1857 until liquidation in 2003, and at its peak it employed more than 30,000 people. The plant site now holds the SteelStacks arts campus and the Wind Creek casino, and the city around it still has a lot of shops, warehouses and service bays. Those floors take forklifts, carts, dropped tools and chemical spills. For them we install thicker 100% solids epoxy with a chemical-resistant topcoat. We can add safety striping and texture where people walk. Old industrial slabs often have expansion joints that have broken down, so we clean and fill those joints as part of the job.

Rivers, creeks and damp floors

The Lehigh River runs through the middle of the city, and Monocacy Creek and Saucon Creek both empty into it inside city limits. The area gets about 45 inches of precipitation a year, and summers are hot and humid. Basements near the creeks and the river can stay damp well into summer. Our basement work starts with a moisture test. If the slab reads high, we use a moisture-tolerant primer. If water is actually entering, the source has to be fixed first, and we will say so in writing.

Which service fits which Bethlehem floor

  • Rowhouse and twin basements: Basement Floor Epoxy after old paint and mastic are ground off.
  • Detached alley and street garages: Garage Floor Coating or Epoxy Flake Floors over a patched slab.
  • Attached garages you need back quickly: Polyaspartic Floor Coating, which can usually take foot traffic the same day.
  • Shops, bays and small warehouses: Commercial & Warehouse Floor Epoxy.
  • Cracked, spalled or sunken areas: Concrete Crack & Floor Repair, alone or before a coating.

Planning around a Bethlehem winter

January highs here average 37°F and July highs 85°F. That swing matters for curing. Standard epoxy needs a warm slab, so in cold months we heat the space, use a cold-tolerant polyaspartic or move the date. We check slab temperature and dew point on install day and will not coat a floor that is too cold or wet. Call (610) 424-3849 and we will come out, measure and give you a written quote.

Bethlehem Questions

Do I need historic approval to coat a garage floor in Bethlehem's historic districts?

The city's review boards look at exterior changes. A floor coating is interior work and does not change the outside of the building. If you are also replacing a garage door or changing the exterior, check with the city about a Certificate of Appropriateness for that part.

I rent out a South Side rowhouse. Which basement floor works best for tenants?

A ground and patched slab with a two-coat epoxy and a light texture is easy to mop and hides wear. If the basement is used as living space, we test moisture first and choose the primer to match.

Can you coat an old shop floor from the steel era?

Usually, yes. We grind off old coatings and contamination, rebuild broken joints and spalls, and apply a thick 100% solids system. Slabs with heavy oil soak may need extra cleaning or a patch-and-replace section, which we price at the estimate.
